WARSAW Custom Contractors will meet with you to discuss your vision for the future. During this meeting we will discuss a floor plan, project timelines, & costs.
If a floor plan is customize & requires engineering approval for the changes, a deposit & the cost of engineering review & approval will be required.

The home owner is responsible for securing financing for their project, as well as purchasing the land/property they are going to build on. WARSAW will provide a project building bid for completion of the financial process.

Engineered plans & site survey are submitted for permitting with the city or county building department depending on the location of your property. This approval process can take from 1 to 6 months to complete, depending on your properties location & municipality.

During this meeting the customer confirms with the builder their selections for the build project’s interior & exterior finishes. Financial allowances are also discussed & finalized during this time. Once this process is completed any changes are consider a change order & subject to additional fees.

The property is selectively cleared & the dirt pad for the home is built & prepped.
Most residential lots being built on in Florida require fill dirt to bring them up to the elevation required by the city or county issuing the building permit. Once the lot is filled & compacted an engineer will complete a compaction test to make sure the dirt added to the lot has been properly compacted.
Once the lot is filled & compaction testing is passed, a survey crew will come & stake out the corners of home’s foundation. This is called pinning.

This processes involves forming the foundation, installing the rough plumbing & steel re-enforcement, followed by pouring of the concrete slab.
A building inspection will verify that each element of the rough plumbing has been installed properly prior to pouring concrete foundation & footers.

The majority of homes built in Florida are constructed from CBS. A CBS (concrete block) home offers several advantages including, durability, excellent resistance to fire & high winds, superior energy efficiency, lower maintenance needs, sound insulation, pest resistance, & generally have higher resale value compared to wood-framed homes.
Steel is placed & concrete is poured into the CBS block walls at predetermined intervals. This process adds extra strength to the exterior of your home & connects the block to the slab foundation. Concrete lintels, which are horizontal beams that supports the weight of the home over openings like windows & doors, are installed. Tie beam, concrete poured into the top layer of block, secures the steel rods & hurricane straps that attach to the trusses.
WARSAW’s roofing options include asphalt shingles or metal roofing. Gutters are optional as an add on selection during the pre-planning & bidding process.

Framing is when the interior floor plan starts to take shape. Once the trades are completed (see below) a frame bunch out & framing inspection is completed.
Around the same time windows & exterior doors are installed & the home is dried in. Windows are energy efficient & can be hurricane rated. If hurricane windows are not elected, all windows will have standard hurricane shutters provided.
Garage doors have an add-on option for automate openers.

Completion of trade work, includes HVAC system, plumbing & electrical. This is usually the longest process within the active building timeline.
HVAC
HVAC, which stands for heating, ventilation & air conditioning, will be roughed in at this time. This includes air ducts, air vents, & air returns, which regulate the temperature throughout your home
Local building codes & energy calculations based on the size of your home determine the size or tonnage of the A/C unit installed. The SEER rating, or seasonal energy efficiency rating, determines the energy efficiency of the unit. All AC units installed are electric heat pumps. This means your home’s heating system runs off the same unit & through the same duct work as the air conditioning. Because our weather here in Florida is rarely below freezing, electric heat pumps are the most cost effective & efficient heating & cooling system you can have installed in your home.
Plumbing
All plumbing throughout WARSAW constructed homes is PEX tubing. PEX pipes are flexible, durable, & easy to install. They're also resistant to corrosion & freezing.
Plumbing fixtures/finishes can be customized by the home owner, keeping in mind the plumbing allowance laid out in during the initial planning phase.
Electrical
By code there is a certain minimum requirement for the number & spacing of electrical outlets. Most new homes exceed these minimum requirements. If there is any specific electrical need -i.e. extra electrical plug ins by your bed or in the floor, etc, these will be discussed & planned during the pre-construction meeting.

During this phase of construction dry wall is hung, taped, mudded & textured .Following dry wall installation, interior doors are hung & trim is installed.
The majority of homes in Florida have their exteriors finished with stucco. Stucco is fire & mold/rot resistant & energy efficient. Another exterior finish option is lap siding. Lap siding provides curb appeal to your home.

Paint
Paint colors & sheen for the exterior & interior are selected during the pre-construction meeting.
Flooring
Flooring options include tile, engineered vinyl plank, wood, or carpeting. These design features are selected during the pre-construction meeting.
Cabinets & Countertops
There are many customizable cabinets & countertop design & quality options available. These options & budgets are discussed & selected during the pre-construction meeting.
Lighting
WARSAW homes come with standard recess lighting in all rooms.
Pre-wiring options for post build addition of custom lighting such as fans, pendants, chandeliers, etc. are available.
Appliances
Appliance packages are optional add-on’s & can include oven/stovetop, microwave, dishwasher, refrigerator, washer & drier.
Mirrors, Shelving, Blinds
Standard over vanity mirrors & wired shelving are part of the standard build bid. If custom options for mirrors or shelving is desired these are determined during the pre-construction planning meeting. Blinds are not provided by the builder at this time.

During the final grade process, the lot/property is graded to allow for optimal drainage of the property based on the city or counties engineering site plan.
Landscaping includes the following
We lay sod & install additional irrigation system pending on sod type selected.
We plant the necessary amount of hardwood trees to meet the municipalities building code.
We install termite bate stations around home.
A plant allowance for additional landscaping is also an optional add-on.
Drive ways are concrete & poured after the final grade is completed.

Final Survey
Upon completion of all of the home’s structure & driveway, a final survey will be conducted to ensure they are within the setback requirements determined by the building department.
Final Inspecton & CO
A building inspector will inspect the home to ensure everything is built to code. After passing, a Certificate of Occupancy (CO) will be issued stating that the home is habitable & meets or exceed local building standards & requirements.

The first walk is an introduction to your home. During this time we familiarize you with the features of your new home. In addition, together we identify any imperfection in the homes finalized product & create a punch out list that will be completed prior to completion of the project. This first walk usually takes about 1-2 hours to complete.

The final walk is the conclusion of your home building journey & is completed on the day of financial closing of your new home. This meeting takes about 15-30 min & consists of ensuring the bunch-out list from the first walk is completed & we have answered all your questions in-regards to your new home. WARSAW Custom Contracting provides a 1 year builders warranty. .
